Our Property Service
We match your needs to the listings of the most appropriate (region, price, types of listings) French realtors, Once you have given us dates for your stay, we will schedule appointments for you and if needed arrange your accommodation.
Most of our 'first-call' affiliated agents have English speaking staff, but where an agent's property listings are of a high quality, rather than limit your choice, we will work with that agent even if the team has no English speakers. We will always let you know if this is the case beforehand (see our interpreting services below).
If these introductions result in a sale, the affiliated agent gives us a % of his commission, and the buyer faces no extra charges.
We will always try and search for you from within our affiliated network, however, if our searches result in us finding properties that match your specifications but from outside our network of agents, be they private sales or exclusive to other agents we charge a flat fee of 3000 Euros, payable on the signing of the Compromis de Vente (the initial contract) on a no sale, no fee basis. This we return if for some reason outside your control the sale falls through, mortgage failure, any suspensive clause in the compromis not honoured. If we propose such properties (ie outside our network of affiliated real estate agents), you will be notified in advance that they are subject to a finding fee.
Paid Services
Buying in a foreign country can be a bewildering and confusing experience - different laws, different customs. If you would like to have one of our friendly team accompany you, be it someone to interpret, or a builder or architect to give advice on planning or building works, or just an old hand in the French property market to hold your hand, we can help you but please note that this time is charged at an hourly rate of 40 Euros, to be billed by our local associate and paid at the end of each week.
These services are available regardless of whether the property you are buying is one we have found.
With our basic service (in those cases where we are receiving commission from an agent or being paid 3000 Euros by you, our client), once you have decided to buy a property, help with interpretation and accompaniment for the signing of the compromis, and the final signing, plus the switching of utilities, establishing of bank accounts, setting up house insurance etc. is given freely and covered by the commission from the agent or your 3000 euros fee.
One thing we do like to do (if you've chosen the unaccompanied viewings option) is meet you for a coffee at some point to chat about what you've seen, what you've liked/not liked, how to move forwards, etc (and, of course, because we like to meet the people with whom t we have been exchanging mails!).

We can help arrange mortgages, the setting up of a French bank account, explain and translate the legal papers etc.
We also offer an after buying service, ranging from regular visits and check ups on holiday homes to employing local craftsmen on your behalf and supervising building work or repairs.
